Laundry Area and Mud Room:
Coming from the garage you enter the mud-room with over sized closet, to the right is laundry room with full size washer and dryer, and ice machine. The ice machine make crystal clear ice in small cubes. No refrigerator ice for our guests. The machine make 50 pounds a day, and can be added for $1,500 dollars.
Stairway:
The stairway is four foot wide. One person can be going up and another coming down without any problem. Stairs to the second floor have floor lights that are motion detector activated. You simply can’t go up or down any stair way in the dark. The control can be set to longer or shorter times to light your way. Chair lifts can be installed, this was planned in the design.
Garage:
Simply huge describes the 2 ½ car garage. The first thing the builder did was add four feet to the garage making it 24 by 23 with work area that is 9 by 9. The work area can be used for storage or mini work shop. I have parked one truck, one car, two motorcycles and a lawn tractor in this space, all while my yard tools and house tools, table saw, work table on the floor or in shelving. The garage floor has a drain to handle cleaning or ice melting.
Construction Features:
The basement is a walk out. Basement dampness is not a problem even in the rainiest times of the year. The drainage system around the house is excellent. Rock, gravel, drainage pipes allow the water to drain away from the foundation and basement walls without the use of a sump pump. The rare occasion of extended power outage would not create a water in the basement problem.
All exterior walls are 2x6 frame, I-beam joists, long expanses are steel reinforced, foundation is poured concrete, vapor barrier, minimum ½ in sheet rock on all paneled room, upgrade in plumbing fixtures throughout.
Main water, telephone connections, and water heater 1 are in the storage area behind the kitchen. The main mechanical run for basement and 1st floor is in a channel accessible by removing a few screws. The primary heating and cooling is done via a SEER 12 heat pump with propane backup used when the temperature gets below 25 degrees.
